A hotel is a door schedule with hundreds of lines. We build every type in it — EI fire-rated corridor doors, acoustic connecting doors, bathroom sliders, lacquered suite doors — in one factory and one finishing run.
The guestroom entrance door gets the attention, but a typical hotel or serviced-apartment building has five or six door families, each with its own requirement. Buying them from one manufacturer means one finish, one set of documents and one delivery plan.
| Door | What it has to do | How we build it |
|---|---|---|
| Guestroom entrance (corridor) | Fire resistance, smoke and acoustic seals, closer, electronic lock, viewer | EI certified fire door, machined to the hardware schedule |
| Connecting doors | Privacy between adjoining rooms | Solid high-density core, perimeter seals, drop seal |
| Bathroom doors | Save space, cope with humidity | Pocket or surface sliding, laminate or lacquer |
| Suites, spa, F&B | Design: tall, flush, in the interior colour | RAL lacquer, routed designs, flush-to-wall frames |
| Back of house | Take daily knocks from trolleys | Laminate facings, abrasion-resistant |
| Residences and serviced apartments | Residential feel with hotel-grade performance | Any combination of the above |
In Dubai the reference is the UAE Fire and Life Safety Code of Practice, enforced by Dubai Civil Defence. Two points save a lot of time on a hotel project. First, what is tested and certified is the door set — leaf, frame, hinges, seals, closer and any glazing together — not the leaf on its own: changing the hardware after the fact can take a door outside its certification. Second, UAE consultants typically work with test standards such as BS EN 1634-1 or UL 10C, and ask for certification and labelling on leaf and frame.
Our fire-rated doors are EI certified and supplied with their certification and test documentation. Send us the specification, the fire strategy and the hardware schedule at tender stage: we confirm in writing which rating and which configuration we can certify — before the order, not while the consultant is reviewing the submission.
Approvals are project-specific and go through the project consultant and Dubai Civil Defence.
Noise from the corridor and from the next room is one of the most common complaints in guest reviews. A hollow door lets sound through; a door that insulates needs three things together — mass in the leaf (a solid, high-density core), seals on the rebates and a drop seal closing the gap under the leaf. The wall and the installation matter just as much, which is why we look at the door together with the wall build-up rather than promising a figure from a catalogue.
For the mock-up room we build sample doors in the final finish and hardware, so the operator and the designer approve the real thing.
Doors, wardrobe fronts and panelling lacquered in the same cycle, so they match rather than just look similar.
Every leaf and frame is labelled to the door schedule and packed by floor: the site team unpacks in installation order.
Shipments timed to the building programme, not all at once — less storage on site, less damage.
The UAE had more than 16,000 hotel rooms under construction in the first quarter of 2026 (CoStar/STR). If your project is one of them, the earlier the door schedule reaches us, the more options stay open.
Pair the doors with guestroom wardrobes, bedside tables and headboards in the same finish.
Yes, our fire-rated doors are EI certified and supplied with their certification and test documents. We confirm the rating and configuration against your specification at tender stage.
Approval is given per project through the consultant and Dubai Civil Defence. We provide the certificates and test reports needed for the submission and tell you in advance whether the specified configuration is covered.
Yes. Leaves and frames are machined to the hardware schedule: send us the models of lock, closer, hinges and viewer.
Yes, with a solid high-density core, perimeter seals and a drop seal. The result also depends on the wall and on installation, which we review with you.
Yes. On hotel projects we produce sample doors in the final finish and hardware for approval before series production.
Yes — the same door families, often with more lacquered and flush-to-wall doors in the units.
Send the door schedule, the specification and the hardware schedule: we reply with a written quote and technical notes, normally within 24 working hours.
