Why a factory in Italy for a project in Dubai

Dubai is building at a pace few cities have ever seen. Cavendish Maxwell counted around 24,800 new homes handed over in the first half of 2026 alone, with roughly 71,800 expected over the full year, and CoStar/STR report more than 16,000 hotel rooms under construction across the UAE. Every one of those apartments, villas and guestrooms needs doors, wardrobes and joinery — and a growing share of them are specified at a level where a catalogue product from a trading company is not enough.

That is where a manufacturer helps. We build the door to the opening, lacquer it in the RAL shade on the drawings, match the wardrobe fronts in the same finishing run, and pack each piece for sea freight to Jebel Ali. If something in the specification will not work constructively — a 2.8 m leaf that is too thin, a flush frame on a wall that will not allow it — we say so in the quote, not once production has started.

What we supply to the UAE

How an export order to Dubai works

  1. Send the schedule. A door schedule, FF&E drawings or a stand plan — even a numbered floor plan is enough to start. We reply with a written quote, normally within 24 working hours, with each item priced separately and the Incoterm stated.
  2. Approve the sample. On projects of a certain size we produce a sample of the finish, or a sample door, for approval before the batch goes into production.
  3. Production in Fontanelle. Lacquered doors in a RAL shade take 6–8 weeks; laminate doors less. Honeycomb panels in standard sizes are in stock and normally ship within 7 days.
  4. Packing for the sea. Each door travels individually protected, corners first. On long routes we load onto reinforced pallets or export crates, labelled by floor, room type or stand, so your site team unpacks in the order they install.
  5. Freight and customs. Sea freight to Jebel Ali for most orders, air freight when a show date will not wait. The UAE applies a standard 5% customs duty on the CIF value plus 5% import VAT; the clearance is handled by your consignee or clearing agent, and we prepare the commercial documents around them.
  6. Deliveries in phases. On long projects we ship by floor or by lot, in step with the building sequence rather than all at once.

Frequently asked questions

Do you ship to Dubai and the rest of the UAE?

Yes — and anywhere else in the world. To the UAE we ship by sea to Jebel Ali and by air when timing requires it, to Dubai, Abu Dhabi, Sharjah and the other emirates. The Incoterm — who pays freight, duty and clearance — is written into the quote.

Do you only make the products shown on these pages?

No. Everything we make is built to measure on the client’s request: if it is on your drawings, send it and we will quote it.

How are UAE projects followed?

Directly from our factory in Italy, with one contact person for the whole project, quotes and technical notes in English, and calls or WhatsApp during UAE working hours.

What import duty applies to doors and furniture in the UAE?

The standard rate is 5% customs duty on the CIF value, plus 5% VAT on import. Your clearing agent confirms the exact classification for each shipment.

Can you deliver a large project in phases?

Yes. We deliver by floor, by building or by lot, coordinated with the construction sequence, and label every package so it reaches the right room.

Do you install in Dubai?

Installation in the UAE is carried out by your fit-out contractor or installer. We supply the measuring sheet, the hardware and the fitting instructions, and we are on hand during installation.
